Types of Title Search Services We Offer
Current Owner Search
This search focuses on the current owner and the most recent deed transferring ownership of the property. We trace back from the present date to identify a warranty deed or other arms-length transaction. The report includes:

Two-Owner Search
This search provides a detailed examination of the title history for the last two owners in the chain of title.
Last Vesting Deed
This service provides a clear copy of the current vesting deed(s), verifying 100% fee simple ownership and the Parcel ID.
Full Title Search
Our comprehensive search includes all names in the chain of title, along with any liens and judgments associated with current and past owners. We search for general liens, such as judgments and federal tax liens, for the full statutory period applicable to the state.
We also report all easements, covenants, conditions, and restrictions (CC&Rs), along with any relevant amendments, annexations, or restated CC&Rs.
Judgment Searches
We utilize resources like Risk.Nexis.com to identify any judgments against the borrower and provide documentation of our findings.
Document Retrieval:
We obtain copies of specific documents you request, such as deeds, mortgages, or plat maps.
Tax Searches
We gather tax assessment, payment, and delinquency information, plus details on any tax liens attached to the property.
Title Commitments
We can efficiently prepare title commitments or property reports directly in your preferred software, including popular options like Gator®, SoftPro®, RamQuest®, TitleExpress®, and AIM®.
